Policies and Procedures

Making A Reservation:
To
confirm a booking, we require a $250 down payment. This
payment can be made by personal check, Master Card, Visa
or Discover. In addition, we have a standard $20
reservation fee we collect on all reservations. Simply
fill out the reservation form or call us toll free at
877-357-3685 (US only) or direct 626-305-9089. Any home
that features 5, 6 or more bedrooms, game room or some
other specialty requires a 20% minimum deposit.
These specialty
homes are no refundable

You may cancel any reservation 45 days prior to your
arrival and receive a full refund of your deposit less a
$50 administrative fee. Exceptions are large estate and
specialty homes. These homes are normally non
refundable. Please
buy travel insurance. |

Security/Damage Deposit:
If
you pay any portion of your invoice with a credit card,
a security deposit will be held against your card. You
card will not be charged unless the Rental Agreement has
been violated or there is damage, missing items, long
distance charges etc.. You will be notified of any
additional charges within 30 days |

Final Payment:
Final Payment is Due 45 Days prior to Arrival. If you
reserve within that 45 day period, payment in full is
due at time of reservation. We accept all major credit
cards except AMEX. We will hold a home for 5 days
waiting for your personal check to arrive. Payments for
Estate & Specialty homes are due 60 days prior to your
arrival and are normally not refundable under any
circumstances, please buy travel insurance. |

Security Deposit Charges:
|
1.
Damage To Property: Including but not limited to stains
on carpet & furnishings. Homes left exceptionally dirty,
trash not removed and placed in the appropriate
container will be charged extra cleaning fee's. You are
expected to treat these home with respect and leave them
in the same condition when you arrived, dishes put away,
trash out etc... You do not need to clean the home, our
crews will do that.
2. Loss Of Property: Including but not limited to linens
& towels.
3. Trash Removal: All remaining trash is to be BAGGED
and placed in the garage at departure. There are two
trash collection days each week. It is YOUR
RESPONSIBILITY to set out the trash for collection.
Failure to do so will result in excessive trash build-up
for which there is a $50 charge.
4. Unauthorized Pets: Ejection from Property and no
refund will be given. Unless pre-authorized by the
owner.
5. Smoking In The House: Ejection from property and no
refund will be given.
6. Occupancy Number: if the number of occupants exceeds
the occupancy limit of the home, you will be ejected and
no refund will be given.
7. Tampering With Locked Closets Or Pool Equipment
8. Time Of Departure: Checkout time is 10:00 AM.
Unauthorized late checkouts will be charged up to a
night’s rental. PLEASE CALL AND ASK!
9. Tampering With Pool And Smoke Alarms: is a violation
of Florida law with up to a $200 fine.
10. Placement Of Furnishings: All furniture is to be
left in or returned to its original location at
departure. Failure to do so will result in a $50 fine.
11. Cancellation Policy: Reservations can be cancelled
for a full refund of the $250 deposit less a $50
administrative fee, up to 45 days prior to arrival.
Reservations cancelled within 45 days of arrival will
forfeit all monies paid unless the property can be
rebooked at the same rates and terms. There are no
refunds for late arrivals or early departures. Large
specialty homes are not normally refundable under any
circumstances.

12.
Changes To Reservations:
Changes to reservations are subject to availability,
permission of the property manager or owner and a $25
transfer fee.
13.
Liability:
Neither Orlando's Finest Vacation Homes, LLC, its
property owners or managers, it's agents or employees
shall be held liable for injuries resulting from use of
the rented properties, including but not limited to the
swimming pool. Guests are not allowed to let children
swim unattended. This agreement is binding on all
occupants. |
